Don’t hold back any information from your agent. Share your needs and concerns openly to ensure the Realtor® has an accurate understanding of your situation. If you don’t do this, the process may take longer and you may suffer disappointment along the way.
Agree Upon Expectations
Before you list your home, discuss your marketing expectations with your Realtor® and ask what they feel is the best marketing strategy. Come to an agreement as to the plan for the first 30 days.
De-Clutter/Discard/Organize
Be ruthless! Start donating, giving away, or selling items that you no longer need or use. Not only will it ensure you don’t move unnecessary ‘stuff’, it will also help you clear away clutter and make your house as presentable as possible for potential buyers.
Think Like a Buyer
Perform an inventory of your home with your Realtor®. Look at your home as though you are a picky buyer. Write down what needs cleaning, repairing, replacing, etc. and then do it!
Avoid Surprises
Give great consideration to having an inspection done in advance to avoid and ‘surprises’ after a contract is accepted. Doing so may spare you money in the long run.
Price Competitively
Have your Realtor® analyze data and trends and price your home competitively based on that research. Be realistic about the pros and cons of your house when you are deciding on a price.
Give Buyers Space
Let other REALTORS® and buyers tour the house on their own—following and trying to ‘sell’ can be a turn-off for many people.
Put Your Best Foot Forward
Perhaps the most critical daily task is how you leave your home looking each day for showing. Be ready to accept visitors all the time. Have lights on or curtains open, play light music, ensure beds are made, bathrooms and kitchens are clean, and the yard is neat and free of debris. Fresh flowers are a nice touch!
